A kit home is a dwelling supplied as a package of engineered, pre-cut materials — framing, cladding, roofing, windows, doors, and fixings — ready for on-site assembly. You (or your trades) handle the construction; we handle the design, engineering, and supply. It's a popular path for owner builders and licensed builders who want control over the labour component while still having a professionally engineered, council-compliant structure to work from. The Shed House supplies steel-framed kit homes designed specifically for Queensland's climate and council requirements.

How much does a kit home cost in Queensland?

The cost of a kit home supply depends on the design size, your inclusions, site conditions, and whether you're building on a flat or sloping block. The kit supply itself is the materials-only component — labour, site works, footings, and trades are additional costs you or your builder manage separately. As a starting point, our smaller designs are suited to granny flats and studios, while larger designs suit full family homes. We don't publish fixed kit prices because inclusions vary, but we provide detailed quotes after a design consultation. Contact us to discuss your project and get a clear picture of what's involved.

What's the difference between a kit home and a turnkey build?

With a kit home, we supply the engineered materials package and you manage the construction — either yourself as an owner builder or by engaging your own licensed builder. With a turnkey build, we supply, manage, and build everything, handing you the keys to a completed, certified home. There's also a middle option — our Lock-Up build — where we construct the structural shell (frame, roof, windows, and doors in place) and you handle the internal fit-out. All three options involve a fixed-price contract, so you know your costs before committing.

Can I build a kit home myself as an owner builder in Queensland?

Yes — our kit homes are well-suited to owner builders. In Queensland, if the value of the domestic building work exceeds $11,000 (including labour and materials), you'll need an owner builder permit from the QBCC before you start. You'll also need to complete an approved owner builder course. Below that threshold, no permit is required. We work with many owner builders and can guide you through what the permit process involves for your specific project.

How long does it take to get an owner builder permit in Queensland?

The QBCC typically processes owner builder permit applications within 10–15 business days once you've submitted a complete application, including your completed owner builder course, a plan of the work, and supporting documentation. The course itself takes a few days to complete. So in practice, most people allow 4–6 weeks from deciding to go the owner builder route to having the permit in hand. We recommend starting this process early — before you finalise your kit design — so it doesn't delay your build.

Do kit homes need council approval on the Sunshine Coast?

Yes. A kit home is a permanent residential structure and requires a Building Approval (BA) from a licensed private building certifier, as well as any planning approvals that apply to your block. The approval requirements depend on your council area, the size of the build, and any overlays on your lot (such as bushfire, flood, or vegetation overlays). For kit supply customers, we provide all the engineering documentation you need to support a building approval application — you engage your own certifier, or we can point you to certifiers we regularly work with.

Are your kit homes suitable for sloping blocks?

Yes. Our kit homes can be designed with a suspended steel floor system that adapts to the slope of your land, avoiding the need for costly cut-and-fill earthworks. This is particularly relevant for hinterland properties and rural blocks, where level pads are rarely practical. What does the kit home supply package include?

Our kit supply packages are based on the design you choose and include the structural steel frame, roofing, external wall cladding, windows, and external doors — essentially everything needed to get to lock-up stage. Internal linings, flooring, kitchen, bathroom, and electrical/plumbing are separate (either handled by you or quoted as additions). We'll provide a clear schedule of inclusions with your quote so there are no surprises about what's in and out of scope.

Can I customise a kit home design, or am I limited to your standard plans?

You're not limited to standard plans. While our existing range — including the Ilkley, EVO, and EVO X designs — covers the most common configurations, we regularly work with clients to modify floorplans, adjust dimensions, change roof pitches, or add decks and carports. For more substantial changes, our in-house team can develop a custom design from scratch. The key constraint is that any design must meet the structural and energy efficiency requirements for your site and council area — which our engineering process handles.

What energy rating do your kit homes achieve?

All of our designs are engineered to meet or exceed Queensland's mandatory 7-star NatHERS energy rating. For kit homes, the energy rating is part of the documentation we provide — your certifier will need it for the building approval. Our steel-framed designs with insulated walls and roofs, cross-ventilation layouts, and appropriate window placement perform well in the Sunshine Coast's subtropical climate, reducing long-term cooling costs for owner-built homes.
