Understanding the Sunshine Coast Council Building Approvals Process

A great starting point in your building journey is to learn more about the Sunshine Coast Council building approval process. We can take care of the approvals for your new Sunshine Coast movable studio. However, there is a bit of ground work that you will need to do with us, in order to reach the approval stage. Firstly, you will need to have architectural plans drawn up. The Council will base the approval decision upon the information supplied in the plans. Typically, the plan set will include a site plan, floor plan, roof plan, elevations, sections & interior details where applicable. Prior to beginning the design process, it will be advantageous to have an idea of what you need and want from your Sunshine Coast movable studio.

Once we have completed your architectural plans, we can then send away for engineering and any other site specific reports that may be required. Each site will differ in terms of required information. For example, if you plan on building your Sunshine Coast movable studio in a heavily wooded area, it is fair to assume that a bush fire report will be required. What Can I Build in the Sunshine Coast?

What you are able to build will vary from site to site. In order to ensure that your building approval is successful, we will firstly complete an analysis of your site and determine which criteria must be met. This information is incorporated to the design of your Sunshine Coast movable studio. Regardless of whether your studio is considered movable or fixed – you will require building approval. It is important to note that all building structures will require building approval in the Sunshine Coast Council region. We have summarised a few general rules that will apply to most sites.

If your Sunshine Coast movable studio will be a class 10, the main rule that will apply: no more than 50% site coverage allowed on site (including all pre-existing buildings, combined). In addition, the location will need to meet the setback rules below.

If your Sunshine Coast movable studio will be a class 1, you need to consider whether it will be the primary dwelling or secondary dwelling. If a primary dwelling, the only rules that apply are: no more than 50% site coverage allowed on site (including all pre-existing buildings, combined). However, if a secondary dwelling, the size will also need to be considered. You are permitted to build a 90m² space where located in the rural or rural residential zone. Alternatively, you are permitted to build a 60m² space in all other zones. In addition, you must provide at least one parking space in addition to all existing parking spaces. Whether considered primary or secondary, the location will also need to meet the setback rules below.

What is the difference between class 10 and class 1 you may be asking? A class 10 building is not designed to be lived in, a class 1 building is. The main difference pertaining to the kitchen and bathroom. Engineering wise, there won’t be much of a difference.
