The Shed House are experts when it comes to Noosa Council's building rules and regulations. When building a Granny Flat in the Noosa Shire, there is a 45m² total GFA or 65m² total GFA if wheelchair accessible allowable. There are provisions in terms of where you can locate the dwelling too. If located within the Detached Housing, Semi-Attached Housing, Attached Housing and Visitor Mixed zones, you will need to build the Granny Flat as an attached dwelling. There are exceptions for all other remaining zones in the Shire, with a maximum of 25m distance (from the furthermost point). In addition, you are required to provide one on-site car park, plus the number already required for the existing dwelling. There is a maximum of one bedroom allowed on the plan. We encourage you to take a read through the current planning scheme here. The Noosa Plan is due to be changed shortly - when passed through Council should see changes to the maximum distance rules and the number of bedrooms allowed.
