1. Budget! Budget! And Did We Mention, Budget?!
Your budget should be considered before you begin to research. Because without knowing this first, you won’t be given a true picture of what is possible to build – possibly wasting your valuable time during your research! Your budget can only be calculated based off your current financial circumstances, future costs and borrowing capacity (if your new home build will need to be bank financed). You may have a rough idea of what your budget will look like, however it will be critical to have an accurate view of your financial situation covering the smallest of details which might not seem important now but could be more so in the future – such as landscaping costs, mortgage or insurance costs, etc. You can even look into Government grants and Stamp Duty concessions you may be eligible for that can boost your budget.
2. Talk To A Mortgage Broker
A mortgage broker will sit down with you and discuss your borrowing options and may also be able to provide financial advice on your unique situation. Don’t be afraid to compare all of the associated fees and commissions between the different credit providers. It is important to choose the right mortgage broker for your situation as they will all offer a different range of products.
3. Explore Your Building Site And Local Community

If you have already purchased your land, it will be important to fully understand any restrictions that may exist, or any site conditions that will increase your budget (such as a very steep slope, for example). Even perhaps local Sunshine Coast Council regulations that may have an impact on you preferred building site (such as a flood overlay).
