Before looking at build types and relative costs, it's worth understanding why granny flat pricing can't be reduced to a single number — especially on the Sunshine Coast.

The cost of a granny flat here is determined by five interconnected variable groups:

Block and site conditions

The single biggest variable. A flat, accessible block with existing service connections behaves completely differently from a steep hinterland slope with no town sewer and a narrow access track. Earthworks, site preparation, and wastewater systems can each add meaningfully to the total.

Dwelling size and bedroom count

Queensland planning law typically limits secondary dwellings up to 60m² of habitable floor area in residential zones, and up to 90m² in rural zones.

In Moffat Beach / Shelly Beach / Dicky Beach law typically limits secondary dwellings up to 45m². Also Secondary Dwellings must be located no further than 20m from the Primary Dwelling and they are NOT permitted on lots less than 600m2 overall lot size.

Within that ceiling, the gap between a compact studio and a 2-bedroom layout with separate bathroom and laundry is significant — both in floor area and in the services each requires.

Build type chosen

Kit-only, lock-up, and turnkey are three genuinely different products, not three price points for the same thing. The build type you choose determines how much of the project is handed to a builder and how much you manage yourself.

Approval and compliance requirements

Council application fees, private building certifier costs, engineering reports, and the NatHERS energy assessment (Queensland moved to the 7-star standard in 2023) all form part of the total cost — and vary by site, by council, and by application type.

Level of inclusions and finishes

Builder's standard inclusions and an upgraded kitchen with stone benchtops, a split-system air conditioner, and a covered deck are not the same project. On the Sunshine Coast, where outdoor living is a priority for most buyers, deck and alfresco specifications frequently add to the cost conversation.
