Banana Shire Council governs secondary dwellings (granny flats) under the Banana Shire Planning Scheme. Site coverage
Governed by QDC
The secondary dwelling must not reduce the private open space or landscape open space required for the primary dwelling. Site coverage for the primary dwelling is determined by QDC MP 1.1 for lots under 450m² and MP 1.2 for lots 450m² and over.
Rear setback
1.5m minimum / front 6m
The standard front setback is 6 metres; side and rear clearances are a minimum of 1.5 metres for single-storey buildings. Always verify siting requirements for your specific lot with a licensed private certifier.
Overlays
Your property may be subject to overlays that add requirements — including flood, bushfire, biodiversity, agricultural land, and waterway corridors. In addition, some local area plans within the Banana Shire impose requirements beyond the base planning scheme rules. Check overlays using Banana Shire Council's online mapping tool before finalising your design.
Rental rules
Since September 2022, Biloela granny flats can be rented to any tenant — the previous relatives-only restriction has been removed under Queensland state planning reforms. This means property owners now have significantly more flexibility in how they use a secondary dwelling.
